The track is the rail each roller runs in, and a bent, loose or misaligned track lies behind a lot of shaking, sticking and jumping doors. The vertical tracks are fastened to the door jambs and the horizontal tracks hang from the ceiling or roof framing; if either moves a fraction of an inch out of line, the rollers bind and the door shudders or stops. A strike from a bumper, loose lag bolts and years of vibration are the usual causes.
DASMA's high-wind guidance puts the attachment of the track and the jamb to the building on a par with the strength of the door itself, so we do more than bend a rail back. We test the bolts and brackets, measure the gap between roller and track, plumb the vertical tracks, check that the horizontal tracks sit level and parallel, and replace a rail that is creased instead of straightening it a second time.
Tracks fail from the bottom up here. Rain splash, washdown water and salt settle in the lowest foot of the vertical track, and chlorides break down a galvanized coating, so rust eats the rail edge and the fasteners first. DASMA's high-wind guidance adds that track and jamb attachment are as critical as the door itself, and its tables multiply design pressure on a 15-foot-high building by 1.47 in open-water Exposure D but only 0.82 in wooded or built-up Exposure B. We tighten, replace rusted fasteners and re-anchor into sound framing.
